Following Concerns re: the Trammel Crow Rezoning Application

A 60-foot building (~ 4-5 stories) along
·
High-Density, Mixed-Use Zone Creep -
Allowing an RMU-30 zone district for this site will establish precedence and
encourage zone creep near this area and throughout
· Property values of homes nearby will be negatively impacted by placing a much taller structure on this site. (What potential family/homeowner buyer will want to buy a home near a 60-foot tall multi-use building?)

Parking issues will not necessarily improve and may worsen since the
rezoning application allows mixed uses i.e. commercial, office, retail, and
residential uses. Parking
is already issue in this area, and the Louisiana Light Rail Station will most
likely compound the parking issue.

The Louisiana Light Rail Station Working Group
has suggested lower height and density dwellings are better suited for this
area since the Buchtel /
· The Cherokee/Lionstone Developments, ~ 0.5 mile from the Trammel site, will in the near future exceed the maximum density and traffic that northern Platt Park is capable of absorbing. Future traffic issues are proving difficult to solve. Another higher density building adjacent to an R1/R2 residential area will merely add to the traffic/density problems generated from the Cherokee/Lionstone developments.

friendly parkway, not another
