1400 – 1440 South Emerson St.

Trammel Crow Rezoning Application

Dear Platt Park Neighbors,

 

Trammel Crow, a developer, has submitted a rezoning application for 1400-1440 South Emerson St. (the current Home Builders location and a home along Buchtel Blvd.)

 

The current zoning for these properties is B1 and R1.  Trammel Crow has submitted an application requesting RMU-30 zoning, which allows a part of the property to be built for high-density (60 ft height) mixed use including: commercial, office, retail, and residential uses. Another section of the development on Emerson St. (brownstone buildings) would be limited to 35 ft height. See Maps and City Council Contact below.

 

 

If you have concerns or oppose the Trammel Crow Rezoning for this site, please email (or call) the City Council members listed below within the next 2 weeks – the City Council will be voting on this application very soon.

 

 

Some Platt Park Neighbors have the Following Concerns re: the Trammel Crow Rezoning Application

·         A 60-foot building (~ 4-5 stories) along Buchtel Blvd. and wrapping onto Emerson St. is too tall for this site since it is so close to single family residences currently zoned R1 or R2. The height of this building will be out of character and degrade the charm of the neighborhood on this block. The 35 ft. height for the other part of the development is more compatible with the homes in on this block and in this neighborhood. 

·         High-Density, Mixed-Use Zone Creep - Allowing an RMU-30 zone district for this site will establish precedence and encourage zone creep near this area and throughout Platt Park.

·         Property values of homes nearby will be negatively impacted by placing a much taller structure on this site. (What potential family/homeowner buyer will want to buy a home near a 60-foot tall multi-use building?)

·         Parking issues will not necessarily improve and may worsen since the rezoning application allows mixed uses i.e. commercial, office, retail, and residential uses. Parking is already issue in this area, and the Louisiana Light Rail Station will most likely compound the parking issue.

·         The Louisiana Light Rail Station Working Group has suggested lower height and density dwellings are better suited for this area since the Buchtel / Louisiana corridor abuts R1/R2 zone districts.

·         The Cherokee/Lionstone Developments, ~ 0.5 mile from the Trammel site, will in the near future exceed the maximum density and traffic that northern Platt Park is capable of absorbing. Future traffic issues are proving difficult to solve. Another higher density building adjacent to an R1/R2 residential area will merely add to the traffic/density problems generated from the Cherokee/Lionstone developments.

·         Buchtel is envisioned to be a pedestrian friendly parkway, not another Speer Blvd. This height of the proposed rezoning, which allows a 60- foot building, does not fit in with future “Buchtel Parkway Vision”.
